Your Real Estate Solution
How can we help you? |
This is the section of our web site where you'll see examples of some of the various types of real estate improvements we do with our corporate-owned properties, illustrating some types of properties and construction methods used.
Properties you'll view in this section are known by various labels: fixers, distressed, run-down, dogs, flippers, HUMR’s (Houses-that-Undergo Major Rehabilitation) and MTC (More Than Cosmetic). But we call these types of properties "3W."
Amerigo enjoys these WIN-WIN-WIN opportunities, as they really are just that.
A WIN for the property owner in needing a viable solution. Amerigo assists these people with our vast resourcesand the same “make it happen” attitude whether that property remains yours or becomes ours.
A WIN for the community, the neighbors and the tax collector.
And finally, a WIN for The Amerigo Companies. As a full service real estate loan and investment company, we bring those opportunities to the sellers, buyers, vendors and any investors we may represent. Amerigo Real Estate Assets, LLC will purchase real estate that is in need everything from of minor cosmetic repair to major structural work. We will purchase single family, multi-family buildings, land and commercial properties in various locations in the US.
Photos you see here today are all "before" pictures of a property we purchased a little over a year ago. It's hard to believe that a family is now living comfortably in this home. We will soon be uploading the "during" and "after" photos of the work on this property to show you how we turn a dog of a property into a comfortable showcase. Please bookmark this site and return soon.

| Here is a very neglected 70’s-style wallpaper, worn floor covering, and a weathered kitchen door. |
This kitchen has older style, dirty kitchen cabinets and dark, one-color tile. |

 |
| Shown here - how sometimes walls don’t get patched up after some plumbing work has been done. |
A look at the older style paneling on the walls. Notice the extremely worn linoleum floor covering. |
 |
 |
| A quick peek at the semi-metallic wallpaper in the entryway. These doors date back to 1961,when this house was built. |
This photo captures the damage to the wall around the fireplace, which resulted from a roof flashing that was damaged and left un-repaired. |

 |
| Here i s a closer look at the fireplace wall damage. |
In this smoky hallway with carpet covering the hardwood flooring, it takes some serious cleaning before a fresh coat of paint can be applied to the ceilings and walls. |
 |
 |
| You can see how water damage from an unsealed shower-tub has ruined this secondary bathroom. |
This secondary bedroom with debris scattered about has hardwood floors covered with carpet. |

| This was the c ondition of master bedroom when we purchased this house. |
Another view of the master bedroom right after it became an asset of ours . |

 |
| In this light you can especially see the worn drapes within the master bedroom. |
A better view of how worn the carpet. You can also now readily see how dirty the walls were. |

 |
| The entry into the master bathroom. |
This, and the next two photos, are a look at just how bad one’s master bathroom can get when not maintained. |

 |
| The outward view from the front door to the street. |
Four views of the front of the house with all its overgrowth. In our rehabilitation work, we like to keep vegetation low and colorful. |
 |
 |
| If we install any trees, they are typically placed on the “points” or corners of the lot and not directly in front of the house. Trees in the middle of the yard tend to hide the house. Also, it may be a problem for sidewalks and such things as sewage lines, as in the case of this house. |
